Contracts and authorities

17 weeks before
Check the notice period: six months by law, often shorter in the contract
Law 431/1998, art. 3: the tenant may withdraw for serious reasons with six months' notice; the contract may allow less.
14 weeks before
Send the notice by registered letter (raccomandata A/R) or certified e-mail (PEC)
The notice period runs from receipt.
13 weeks before
Arrange viewings for the next tenant
11 weeks before
Sign the new lease
10 weeks before
Pay the deposit (deposito cauzionale) and the first month's rent
At most three months' rent (Law 392/1978, art. 11), to be returned with interest.
9 weeks before
Arrange the handover date for the old flat
6 weeks before
Cancel internet and TV contracts
6 weeks before
Book a van for the cellar and small items
4 weeks before
Book time off for moving day
3 weeks before
Draw up the list of address changes

Adjust the home insurance (polizza casa)

Handover report (verbale di consegna): record the condition with photos
Have both parties sign it and note the meter readings.

Book the electrician and tradespeople

Check mounting points: shower rail, lamps, curtains
4 weeks before
Order the internet connection
4 weeks before
Decide what to buy new

Draw a furniture plan per room, take measurements

Test the internet connection

Electricity and gas: apply for a voltura or subentro
Voltura for an active meter, subentro for a disconnected one; keep the POD/PDR number and the meter reading ready.

Record and report defects on moving in

Label the doorbell and letterbox

Set the smart home up again

Meet the condominium administrator and the porter
Ask for the condominium rules (moving hours, lift, waste).

Apply to the Comune for a temporary no-parking zone for the van
Occupazione suolo pubblico, often five to ten working days ahead, chargeable.

Reserve the lift at both addresses

After the move

Register your residence with the Comune (cambio di residenza)
Within 20 days of moving (DPR 223/1989, art. 13); online via ANPR or at the registry office; the municipal police verifies the residence.
7 days after
Set up Seguimi mail forwarding with Poste Italiane
poste.it; three to twelve months.
10 days after
School: enrolment or transfer through the school office
Release note (nulla osta) from the old school; online enrolment in January.
2 weeks after
Tell the bank, employer and insurers
2 weeks after
Update subscriptions and delivery services
2 weeks after
Register and deregister for the waste tax (TARI) with the Comune
File the TARI declaration within the Comune's deadline, usually 30 to 90 days; otherwise the old charge continues.
2 weeks after
Driving licence and vehicle registration: change the address
The Comune forwards the change to the Motorizzazione; the sticker for the registration document comes by post — follow up after 60 days.
2 weeks after
ASL: choose a family doctor (medico di base) in the new area
At the local health authority with the health card; a change of region means a new card.
