Contracts and authorities

17 weeks before
Check the notice period: three months to the end of a month
Chapter 12 of the Land Code (the tenancy act), sec. 4: a first-hand lease ends at the turn of the month falling at least three months after notice. Subletting your own home under the 2012 act gives the tenant one month.
14 weeks before
Give notice in writing and keep the receipt
Notice has to be in writing once the tenancy has lasted more than three months (ch. 12 sec. 8). Send it so that you can prove it arrived.

Arrange viewings for the next tenant

Sign the new lease
10 weeks before
Deposit: unusual first-hand, one to two months when subletting
There is no statutory cap. A first-hand landlord rarely asks for one; a sublet often does, and the amount is what the contract says.

Arrange the handover date for the old flat

RUT deduction: half the labour cost for the move and the cleaning
Moving services, packing and the move-out cleaning count as RUT work. The company deducts it on the invoice; you need to have paid enough tax that year.

Home insurance: change the address before the move
The policy has to cover the new address from the day you move, and it usually covers the goods while they are in transit.

Most municipalities take bulky waste at the recycling centre, some only after booking. A visit can need an appointment in the summer.

Factory-reset the smart home devices

Move-out cleaning: the standard the landlord inspects against
A first-hand landlord inspects the flat and charges for a cleaning that does not hold. Keep the receipt if a company did it.

Read and photograph the meters

Broadband: check the building's network before you pick a provider
In a flat the choice is limited to the providers in the property network or the local city network. Installation takes days to weeks.

Electricity: you need both a grid contract and a supply contract
The grid company follows the address and cannot be chosen; the supplier can. Without your own supply contract you land on an assigned contract, which costs more.

Test the internet connection

Inspection at move-in: photograph every mark you find
Report faults in writing within the time the landlord states, usually a week or two. What is not reported becomes yours at the next move-out.

After the move

Housing association: name on the door, laundry booking, lift
The association or the landlord puts your name on the door and the letterbox, hands out the laundry booking and often wants the lift booked for moving day.
3 days after
Report the move to the tax agency within one week
The population register decides which municipality you belong to and where you vote. The report is free at skatteverket.se and can be filed a week before the move at the earliest.
7 days after
Mail forwarding is a separate paid service
The report to the tax agency does not forward any post. Svensk Adressändring forwards letters for a fee; parcel carriers need the address changed in each app.
7 days after
Authorities get the address from the population register
The tax agency passes the new address on to social insurance, the transport agency, the pension authority and the health region. You do not report it again anywhere.
2 weeks after
Preschool and school: apply in the new municipality
The place follows the municipality, not the population register, and the queue for preschool runs on months of notice.

Tell the bank, employer and insurers

Update subscriptions and delivery services
