Contracts and authorities

Check which lease act yours falls under
A short-term flat lease can be ended far more freely than a lease under the Civil Code, and the two have different notice periods. Read which act your contract names.

Give notice in writing and keep proof it arrived
A registered letter with return receipt is the safe route. Notice by email counts only if the contract allows it.

Arrange viewings for the next tenant

Sign the new lease

Deposit: at most three months' rent under the short-term lease act
Under that act the security cannot exceed three months' rent and payments. A lease under the Civil Code has no statutory cap.

You choose the supplier, the distribution company runs the meter. The transfer form needs the reading and the signatures of both the old and the new customer.

Water: transfer the account at the regional water company
Each region has its own. In a block of flats the water usually runs through the building account instead.

Handover record: meter readings, keys, photos
An annex to the lease, signed by both sides. Without it the deposit is hard to get back.

Blocking a public road for a lorry or a lift needs a special-use permit. Apply early, it takes days.

Register your residence at the municipal registration office
Permanent residence is registered where you live; temporary residence runs for a maximum of five years and then has to be renewed.

Building manager: service charges, lift, moving hours
Report how many people live in the flat, because water and some services are billed per person. The house rules set the times for moving furniture.

Health insurer: report the new address within 8 days
This is a statutory duty with a short deadline and it is easy to forget. Reporting online takes a few minutes.

Set up mail forwarding

School: permanent residence decides the catchment
The catchment school has to admit a child with permanent residence in its district. The ID card or a certificate from the municipality is the proof.

Tell the bank, employer and insurers

Update subscriptions and delivery services

ID card: apply for a new one within 30 days
The card carries your permanent address, so a move means a new card. It is issued free of charge when the reason is the address change.

Waste fee: report it to the municipality within 30 days
The fee is a local charge tied to residence in the municipality, and both the old and the new town need to know.

Vehicle: report the address change within 30 days
The registration certificate carries the holder's address. The change is made at the traffic inspectorate.
